We are partnering with one of Canada’s largest 3rd party Property Management companies.

They are looking for a Regional Manager to oversee Commercial Property Management and Lease Administration/Management for a retail and industrial portfolio in the GTA.

Responsibilities:

Portfolio Operations/Administration

• Supervision of assigned Property Managers and any administration staff
• Successful cost management of operating expenses through effective purchase order processing and contractor management
• Management of tenant accounts receivable and collection of rentals, issuing of demand letters and recommendations for default notices
• Review monthly financial statements and provide input to critical/major variances to budget
• Provide input to and prepare drafts of annual Operating Budgets
• Ensures deliverables are met and identifies/addresses issues proactively that may lead to non-compliance
• Mitigates risk for client by ensuring legislative and code requirements are met or always exceeded
• Manages tenant concerns through effective conflict resolution to the satisfaction of all parties alleviating potential risk of legal action
• Displays solid understanding of contractual obligations between client and company and manages accordingly
• Displays basic understanding of electrical, mechanical, structural and life safety systems with ability to instruct contractors on maintenance requirements.
• Ensures all properties meet and maintain code requirements (fire certification, MLS Orders, etc.)
• Performs and supervises annual unit inspections for all assigned properties
• Monitors supplier/vendor contract end dates and contractual obligations for all service contracts
• Directs and supervises all third party contractors and any site staff, to manage the daily/weekly/monthly maintenance while ensuring demand and emergency maintenance items are addressed in a timely manner
• On call response to after-hours emergency as required

Leasing Administration and Management

• Selection and supervision of brokers for vacant units
• Self perform the tasks associated with preparation of leasing documents including lease renewals, assignments and new leases on client templates
• Coordination with finance team for entry of renewals and new leases in Yardi
• Monitor and track tenant Lease Expiries and Renewals
• Coordinate leasing fee revenue with the finance team

To succeed in this role, the candidate must possess the following combination of education, experience and skills:

Five (5) years experience in Property Management or Lease Administration in a Commercial portfolio. Experience with retail and industrial leasing preferred.

• Experience with YARDI would be an asset.
• Ability to interpret obligations contained in Commercial leases.
• Experience in Contractor Management and Supervision.
• Demonstrated oral and written communication skills.
• Strong computer skills – MS Word, Excel, and Outlook.
• Reliable Vehicle required traveling to various sites.
